Home Inspectors | Home Improvement

Last time you needed a home inspector, where did you find one? If you were like most other home buyers, you were recommended one by your realtor. This is just the nature of the business as nobody ?knows? a home inspector when the time homes to need one and with all the chaos of buying, selling, financing, and moving, it is just human nature to trust our Realtor for their reference.

The problem for Home Inspectors is that we are being paid by, and need to serve the client, not the Realtor. For some inspectors, this is a very difficult line to navigate. Inspectors who are brutally honest in reports can be seen a ?sale sinkers? to the Realtor community (who do talk among each other) and these inspectors are no longer recommended in the future. Inspectors who become too lenient in inspections, no longer serve the client properly and it is the client who suffers from buying a home without everything disclosed.

When you are looking for a Home Inspector, you need to find one who is mature enough in their business not to get caught up in worrying about what the Realtor will think. These are the long term inspectors who have earned a reputation for honest, quality reports and professional delivery of this information to clients. At Solid State Inspections, this is the type of inspection we deliver. And this is why both our independent client lists and Realtor referral networks continue to grow (yes, we are the preferred inspectors for many quality Realtors in our area).

Unfortunately there is a dark cloud to this silver lining. Much like we all know there are some mechanics in town who will ?pass? a car inspection for the right amount of cash, there are many Home Inspectors who work with Realtors doing the same thing, except they are taking your cash (and often there is a kick-back to the Realtor for the referral, I?ll write more on this issue another time). Identifying these Home Inspectors can be difficult but you can always try to use the ?smell? test. If something in the whole process smells ?fishy?, simply call Solid State Inspections or another trusted company to do your inspection.

Last thought for the record, Solid State Inspections will never pay a realtor a kick-back for referring a client. Our Realtor network knows we serve the client first for a fair and good price and this is why they call us. The best Realtors know recommending an honest inspector is part of how they serve clients best too.

Denver Immigration Attorneys, Colorado DUI ... - Sarpong Law Offices

Denver, Colorado ??In recent days, a battle over renewal of the Violence Against Women Act has become increasingly partisan and increasingly heated.

There are two competing versions of a bill to renew the 1994 federal law. One, approved by the Senate, would expand some ways in which immigrants and other abuse victims are protected. The opposing House version, approved this week, proposes rolling back protections for several groups, including gay, lesbian and transgender victims, as well as immigrants.

And while proponents of the House bill say their goal is to prevent fraud, it?s the rollbacks that have caused the biggest outcry in recent days, with advocates for women, immigrants, LGBT victims and others saying such changes will only make victims more vulnerable.

It?s a broad piece of legislation, but here are two of the critical aspects of VAWA that apply to immigrants and which are being challenged:

The self-petition process: As it stands, a key component of The Violence Against Women Act allows battered immigrants to petition for legal status without having to rely on an abusive U.S. citizen or legal resident spouse or other relative to sponsor them. ?For many immigrant victims of domestic violence, battery and extreme cruelty, the U.S. citizen or lawful permanent resident family members who would sponsor their applications will threaten to withhold legal immigration sponsorship as a tool of abuse,? read the guidelines from U.S. Citizenship and Immigration Services. ?The purpose of the VAWA program is to allow victims the opportunity to ?self-petition? or independently seek legal immigration status in the U.S.?

The House Republican sponsored reauthorization bill proposes a more public approach, in which immigration agents would contact the alleged abusers to provide evidence. The adjudication process for the victim?s immigration case would also change, with the resolution of these cases tied to the investigation into or prosecution of the abuser. Critics say this not only strips away the protection of confidentiality for abuse victims, but hands more power to the abuser while putting the victims at risk for further abuse.

The U-Visa: Victims of certain crimes, including those who have endured substantial physical or mental abuse as a result, are eligible for a special victims? visa called the U-Visa. The visa grants these individuals protection and temporary legal status in the United States. Only 10,000 visas are granted a year, although people can remain on a waiting lists if the cap is met. As it stands now, the visa only lasts four years, but by the third, the person can seek permanent legal status.

The House version of the VAWA reauthorization would restrict the the permanent legal status aspect, keeping the visa temporary. The permanent status component is a key incentive for many undocumented crime victims, already fearful of authorities, to step forward and report a crime.

There are other wrinkles to the immigration-related battle over VAWA, including the involvement of a so-called ?mail order bride? company involved in the lobbying.

The next step is for the House and Senate to reconcile the two bills? dramatically different provision; for its part, the White House has threatened to veto the House version if it wins out. ?immigration.?criminal defense.

What's Your Risk Threshold ? $2 Billion or $200? | Nonprofit ...

We learned last week that a trader at JPMorgan Chase played a game of high-stakes poker and lost. Badly. To the tune of $2 billion ? or possibly $3 billion. And the good news is that even though that?s a staggering sum to you or me, it isn?t enough to put the firm in any jeopardy.

But I come praise bankers, not to bury them. I?m not suggesting that the nation is well served by letting every swaggering dipstick with a finance degree ?gamble with billions in other people?s money ? ?which may well be the status quo. But there?s much to be said for taking risks. Nothing says it better than a look at the opposite end of the spectrum ? the obsessively risk-averse ? as exemplified by most nonprofits.

In the past year, a nonprofit that desperately wants to increase its fundraising balked at the idea of hiring a part-time person to handle the load of a bulked-up fundraising effort. Why? Because there was no money in the budget. ?True. But it takes a very small leap of faith to imagine that a stepped-up fundraising drive could increase revenues at least enough to cover a part-time salary.

Perhaps there isn?t $400 in the budget to hire a mailhouse for mailing the quarterly newsletter. But is it so hard to imagine that the staff would do more for the organization if they weren?t sidetracked into the all-hands-on-deck emergency mailing drill?

Perhaps the budget does not include $1,000 for a professional graphic designer to handle the publication. On the other hand, is it hard to believe donors might be more generous if their first impression of the organization was not of an amateurish, seat-of-the-pants operation?

I?m not among those who believes that business has all the answers for nonprofits. On the other hand, business has some lessons that nonprofits would do well to learn, and one of them is this: taking a few careful, calculated risks is not only not a bad thing; it?s practically a requirement for success.
